The site is formed of two parts, separated by the A372, with a larger northern field made up of arable grassland and the southern site containing a number of agricultural barns. The extent of the northern field excludes the development at Peppard Close . The site slopes gently to the east where it is bounded by a stream and mature hedgerow. To the southeast corner there is small embankment and to the north further agricultural buildings.
The southern portion of the site has access onto Load Pool and contains circa 6 agricultural barns that could be suitable for conversion and have been surveyed for their structural soundness. These are contained to the west of the site with a small portion of arable land to the east along with a building that has fallen into dis-repair. This portion of the site has mature hedgerow screening it from the A372.
There are no housing allocations proposed within Othery as part of the Local Plan. The village has an area of high archaeological potential highlighted in red below which adjoins the site. There is a PROW that runs further east of the site but none within the vicinity of the site itself. The majority of the site lies within Flood Zone 1 with the exception of the eastern most portion which is located in Flood Zone 3.
Just beyond the southern site access is Othery High Street, where the village hall and further along the primary school are located. A bus stop is located on the eastern boundary of the site which provides a bi-hourly route between Langport and Bridgwater.
The village of Othery is nucleated around the main High Street with a number of smaller lanes such as Keens Kane, Rye Lane and Mill Lane that provide access to properties set to the rear of the High Street. Facilities are mainly provided on the High Street with a Primary School and Village Hall. Surrounding towns and villages provide additional facilities such as supermarkets and health centres in Langport, which is a short drive away.
We therefore consider that the site is a suitable location for development due to its sustainability credentials and has the ability to deliver the family homes so desperately needed in the wider Sedgemoor area.
